Can a prospective Landlord keep a deposit?

Friday, November 6th, 2009
Pete asked:

Can a prospective landlord keep a deposit ($500) used to secure an apartment, if the prospective tenant changes his mind about wanting to rent the apartment (in Ohio)? No lease was signed, only an application with an agreement to run a credit report. An application fee ($30.00) was charged, and it was stated that it was non-refundable.

When you are trying to lease an apartment, what are the main things they are looking for on your credit history in order for an approval? Are they interested in all of your credit card bills and other payments or are they mainly concerned with your rental history and bankruptcy background?

How good of a credit history do you need for an apartment?

Dr. Andrews asked:

I ran out of the 3 free credit reports today, and one agency said my score was 663.

I don’t want to run more than 1 because I’m afraid that will affect my score. I know that sometimes people use the mid-score. If one of my scores is 663, then conceivably, what is probably the lowest possible score?

In other words, what’s the typical spread between the high and low? Can we deduce the scores from the other agencies by knowing 1 score?

HELP! I really want this apartment.
